Booking terms & conditions

Reservations are confirmed on receipt of a £150 booking deposit and a booking form.  Balance payments, which will include payment of a £150 good housekeeping/damages deposit, will be due 8 weeks prior to the start of the booking.

We acknowledge all emails received and will always send you a confirmatory email upon receipt of your booking form, deposit and final balance payments.

Non payment of the balance by the due date shall be construed as a cancellation of the contract.

Guests’ arrival should not be before 4pm on the commencement date.  Departure must be by 10am on the final day; failure to do so may result in an additional charge equivalent to 1/7th of the applicable weekly tariff.  You must not use the property except for the purpose of a holiday during your stay and not for any other purpose or longer period.

Under no circumstances may more than 4 persons as stated on the booking form occupy the property.  We reserve the right to refuse admittance if this condition is not observed.  Unless otherwise agreed, no other persons other than the named members of your party may use the facilities at The Signal Box during your stay.

As the owners of 'The Signal Box', we shall not be liable to you or your party for any personal injury, death, loss, expense or damage to any property or belongings howsoever caused.  You must take all necessary steps to safeguard yourselves and your property.

If your booking has to be cancelled because The Signal Box is put under Government Restrictions and has to close, and the period of closure covers your booking, all payment/charges (including the deposit) made by you will be refunded in full.

In the event that your home address is put into Local/Regional Lockdown, rendering you unable to travel, and the period of restriction covers your booking, all payment/charges (including the deposit) made by you will be refunded in full.

If your booking has to be cancelled because The Signal Box has to close due to Force Majeure, or any reason beyond our control meaning any of the following circumstances which may hinder or prevent The Signal Box being available for your booking, including but not limited to: (a) acts of God, flood, drought, earthquake or other natural disaster; (b) epidemic or pandemic; (c) terrorist attack, civil war, civil commotion or riots, war, threat of or preparation for war, armed conflict, imposition of sanctions, embargo, or breaking off of diplomatic relations; (d) nuclear, chemical or biological contamination or sonic boom; (e) any law or any action taken by a government or public authority, including without limitation imposing a restriction, prohibition, or failing to grant a necessary licence or consent; (f) collapse of buildings, fire, flood, explosion or accident; and (g) significant failure of utility service, and the period of closure covers your booking, you will be refunded in full.

If any unplanned or unforeseen circumstances arise causing you to cancel or curtail your holiday at The Signal Box you must inform us immediately in writing.  Once received we will acknowledge and confirm in writing your cancellation request.  Circumstances may include, but are not limited to: illness (including Covid-19); an obligation or requirement to self-isolate or quarantine; shielding; a call to jury duty; military service; incarceration; change in family or work circumstances; personal emergencies; travel delays; vehicle breakdown; and delays in public transport.  These situations remain at your risk and do not give rise to a right to cancel or to receive a refund unless we are able to re-let the property.   We will take all practicable efforts on your behalf to re-let the accommodation.  Any reasonable costs for administrative expenses, re-marketing charges or labour incurred by us in so doing will be deducted from the amount refunded.  You are strongly recommended to take out UK travel insurance to cover these eventualities.  If you choose not to take out UK travel insurance, then you accept responsibility for any losses that you may incur due to your cancellation.

You and the members of your party are responsible for taking all good care of the property during your stay.  On departure, all equipment and contents must be left clean and tidy as found (except linen and towels to be laundered).  Any damages or breakages in the property are the joint responsibility of you and the member(s) of your party that have caused the damage or breakage.  The repair/replacement cost is payable upon demand and, subject to any incurred losses, not limited to loss of rental and other consequential charges as may be directly incurred by us as the owners of The Signal Box.  Minor breakages (eg glasses and crockery) will not usually be charged for being reasonable wear and tear; you must report any breakages, damage or loss as soon as it occurs or before your departure in order that we can make good any necessary repair or replacement prior to the arrival of subsequent guests.

'The Signal Box' is strictly a non-smoking property throughout.  In the event of any member of the party not complying with this a charge may be made for additional cleaning and any redecoration required.

All keys to the property must be returned at the end of your stay.  Failure to do so will incur a charge for replacement keys/locks.

A good housekeeping/damage deposit of £150 per week is to be paid at the time of full balance payment.  Subject to you having taken all reasonable care as described, this deposit will be refunded to you in full within 7 days of the end of your holiday.  You will be asked to provide further details in order to refund this deposit.

Under no circumstances may more than 4 persons occupy 'The Signal Box'.  Names and addresses of all people staying at the property need to be given at the time of booking.  We reserve the right to refuse or revoke bookings from parties which may in our opinion prove unsuitable as a result of the guest's behaviour or otherwise towards/in/at the property.  You and each one of the members of your party are responsible for acting in a responsible manner during the holiday period.

We reserve the right to enter the property at any reasonable time for the purpose of emergency repairs or maintenance should they become necessary.  We will respect your right to privacy and confidentiality and accommodate any reasonable request as to timing or arrangements in this.  The property must be securely locked when you and the members of your party are out and care taken not to expose the property to any risk such as fire, flooding or water damage.  We reserve the right to retake possession of The Signal Box at any time for any reasonable reason and in particular where serious misconduct has arisen in or around the property.

Electricity, water and an initial basket of logs for the wood burner are all included in the hire charge.  This is a self-catering property, but we do provide a range of complimentary items to make your stay more enjoyable.  These may include fresh milk, tea, coffee and sugar upon arrival and also a full range of cleaning materials including washing up liquid, dish cloths, multi-purpose cleaners, kitchen roll, foil and cling film.  For the bathroom we provide a couple of toilet rolls, toilet cleaner and air freshener.

Beds are made up ready with feather duvets and a couple of feather pillows per person (synthetic pillows are available on request).  Cotton bath towels, hand towels, bath mats, and tea towels are provided and can be refreshed for a two-week stay.  A highchair can be provided on request.  Please note that due to the layout and fabric of the building the use of fixed stair gates is not possible.

A broadband internet service to The Signal Box is supplied free of charge, connectivity should not be relied upon nor used for business use.  Please be aware that connection speeds and bandwidth may not always support reliable video/on-demand streaming or online gaming.  Given our rural location, mobile telephone reception is limited and network-dependent; guests are welcome to make use of our landline telephone in emergencies.

The use of drones is not allowed without prior permission.  Night lanterns and fireworks are expressly forbidden.

Well-behaved, fully house trained dogs over 12 months of age are welcome by prior arrangement (usually a maximum of 2 large dogs).  Please note as detailed in the property description 'The Signal Box' has reverse level accommodation with the living area on the first floor accessible by two different staircases – an internal spiral staircase plus an external galvanised metal straight flight of steps.

Dogs must not be left unattended in the property for any period and are not permitted on any furniture (including sofas, chairs and beds) at any time.

Please bring with you any necessary pet bedding, crate and towels/rugs for drying your dog(s) when required and ensure that the dog(s) are clean and dry before entering the building.  A waste bin is located conveniently on the forecourt of the Station buildings; please make use of this and promptly pick up after your dog(s) on each and every occasion.

We have our own friendly Labrador, Casper, if you or your dog(s) have any problem with other dogs please notify us prior to booking.

Maintaining a high standard of cleanliness and presentation is paramount to our business.  Please thoroughly clean the cottage, including dog hair from rugs, before you leave.  We reserve the right to charge an additional fee if the property requires supplementary cleaning or any damage has been caused due to your dog(s).
